I recommend you stop partnering with so many different people.

Even with a turnkey, I'd recommend doing your due diligence, getting a full inspection and sewer line scope and if possible physically walking the property yourself if OOS. 

Talk with your Accountant but generally it is recommended you don't pay yourself payroll inside your Self Storage.

As for taxes, I'd recommend connecting with a CPA or tax attorney who has experience with rental properties held in LLCs.

We listed on Apartments.com for their management tools (saw it recommended in a thread on here).

If they insist on taking you to court, get your documentation together, demonstrate the damages they caused, let the court know you offered a full refund, and hope the court has mercy on you and doesn't charge you the full three months.If you want to avoid problems like this in the future, I recommend you start educating yourself on how to follow the law and handle problems.

The caveat here was that it was family.So answering your questions:- A course could be good, but I haven't done any, always my recommendation is to have your hands dirty.

FYI: HIGHLY recommend having attorney prepare an agreement they sign BEFORE the test!
