I did waste some money on the appraisal & inspection costs, but that's peanuts compared to what would have come down the peak. 

Also, the advice to go with apartments compared to single family homes.

At the price point of our properties, it ends up being a little over the 6 months of mortgage payments per property that the commercial lenders in my area like to see prior to lending on additional properties. 

Do a walk through to determine repair costs and use comparables for ARV.Keep in mind that just because the wholesaler is asking for $85,000 doesn't mean you can't offer less.

Marketable title is one that has "manageable" encumbrances that can be cured prior to closing, examples of such encumbrances would be a mortgage, mechanics liens, municipality or code enforcement lien, etc. 

However, I include a request to not walk the property prior to our showing appointment out of respect for the safety and privacy of my existing tenants also living at the property.Maybe a RE agent out there has another angle as to why they would be so intrusive about the ID up front without at least some inside pics and an amenities list.
