Either way you can’t  predict those dynamics and purchase and sale transactions in my opinion should put a lot more weight on price.

In a market where the average sales price is over 98% of asking, I'm not going to invest my time in submitting offers that are 70% or even 80% of asking, unless there's some unusual factor that justifies it.Likewise the newbie wholesaler who has just taken a guru course and calls me with an authoritative tone, telling me that he's a real estate investor and wants me to find him a great deal.

But now that I've found the BP calculators, I'm in love...and so is my financial planner, if for no other reason, it takes some of the weight of telling me "No" off of him because I can see for myself that it's a bad deal.

A nice $$ pet fee and pet rent is good, and also they've done studies that show tenants stay longer with pets.. but I will say, it 100% depends on the owner.
