I wouldn’t categorize it as seasonal as the desert and surrounding areas around PS get year round traffic, though I would agree some months are better than others.

I remember there being a lot of foot traffic, but don't remember it ever being under contract.

Either way, you want to make sure that the flow into and out of the ADU is relatively smooth for foot traffic and cars.There are a lot of modular/tiny house companies that are popping up, specifically in CA that have some great construction financing options and floorplans for you to choose from.

I think long term those prices will continue to be pushed and you have a beautiful commercial space that is adding more businesses which will continue to drive traffic.

We find the same with other real estate investing website companies in the space as well... a lower performing site can make a big difference over the long-run when you're driving traffic to your site. 

They are both near lower income neighborhoods, think $100k homes, and its a very high traffic area.I spoke with an architect last week who wanted $41,000 for the plans, I've never built anything before but that sounds high.
