I closed a business over an executive order Jerry Brown signed when he took office that forced me to pay myself a certain rate on public works projects and do certified payroll on myself.

my realtor says no, and lawyer says if I agree to these items they should all be in one document, the Agreement of sale…… I’m still little confused because who ultimately executes the agreement of sale because it’s not up the buyer, it would be the lien holder.Basically am prepared to commit to the property at a certain price.

I think an elegant execution is the best strategy to lure in the better properties, unless you are interested in the low end properties, which do have their own merits.

I need a contract that i can send out to the seller to review to make this deal happen.Anyone know of any agreement that i can send over to the seller for review and execution? 

Whatever the case, you definitely want to set your limit for maximum number of occupants; I still remember the owners of an Asian restaurant who inquired on one of my vacancies a few years back, and who were looking to house their entire restaurant staff!
