If you’re planning to hold for many years that will include just about everything: windows, doors, roof, siding, furnace, deck, driveway, sewer line, water heater (several times), appliances (several times), flooring (several times) etc. you’re likely to come across about one or two of these big ticket items each year.

Rented it 2 years ago and the original tenants are about to renew for another 2 years.Also, I managed to curb my tax bill -- property taxes were going to go up like crazy, after a 3-round appeal, my purchase was deemed a reliable comp (I know, right!)

I should have clarified that better, but of my OWN money, 35K has been invested (between acquisition and renovation).And you are correct; we are hovering around the 35-37% on expenses since most big ticket items have been taken care of.And once this last unit is rented, we should be around the $1,500 net per month

I know they have a "landlord round table" about once a year you might find interesting, and of course many members are landlords of various experience levels, some with quite a few war stories to tell.I'd say, if you haven't already, familiarize yourself thoroughly with Rhode Island landlord-tenant law.

As we cant get anymore "conventional" mortgages, we have figured other avenues to continue to build our real estate portfolio, income and wealth, so i am thinking my job is more of a waste of time then anything, I make a average income etc but the reason we are buying houses is to get away from needing a job.Id like to hear some of you who are either in my position and on the fence to make the leap or those who have done it and how its been, also those who didn't do it....Thanks!
