You can find out which banks have an appetite for mobile home parks by asking the MH/RV brokers in your area, networking through other owners of parks in your area, or simply obtain list of the smaller banks in your area/region and call them to see if they have lent on parks in the past.

Her current mortgage payoff is about 15k but she has a HELOC that she got back in 2008 and the payoff amount of about 42k (I think she used some of the HELOC for repairs and some of it to buy a mobile home somewhere else that she currently lives in).

There is a main home (built in 1901, 3/2.5, 1500 sf ish), a studio in-law suite (former 2-car garage, 520 sf), and a "she-shed" (120 sf, no kitchen, only bathroom).When we bought it, the property appraised as a duplex (it also has a mobile home on it at the time, which was later removed).

If you get close to your 1031 45-day deadline, I would consider a DST (Delaware Statutory Trust) for part or all of the funds. (2) We have been analyzing deals and have concluded that if you can reinvest your proceeds in the same calendar year in assets with high accelerated depreciation (mobile home parks and modular storage come to mind) then you may be able to do better to invest directly than with a 1031 exchange.
