I know a lot of this comes down to the quality of the deal and your overall investment strategy long term. 

So perhaps you structure your payments at an amazing rate such as if they have already achieved 100% occupancy with quality tenants (i.e. 700+ credit scores, or 4X income levels, or 90% without pets, or other such criteria you deem highly valuable) and require cost-sharing for anything that falls below that standard - the "penalty" I was describing above.

@Mason Moreland One thing I haven't really got to yet was considering PM's quality in the area, although we are factoring them into our numbers.

Interested in investing a little extra $$$ on the front end with the hope of getting higher quality tenants and fewer maintenance headaches. 

I really like to actually talk to a prospect.A fair number of prospects are very poor quality also, but I guess that's another issue.
