Sami,It all depends on where in Essex county you want to invest, your average 2 bedroom will run a renter about $1,500/ month, 3 bedroom house about 2,200. but like I said it depends on where you are talking, Newark, Irvington, Orange or Shorthills, Livingston, Millburn where a 2 bedroom may run you $2,500, but Essex county is on average $1500 for 2 bedroom, 1000-1500 for single.

Hey guys, look around in Newark, East Orange, Paterson...for a decent neighborhood with much lower range than other town around from 100k to 200k, tax still high from 7k to 11k.

I've got several SFH in Orange Grove and D'Iberville and St Martin, and they aren't home runs cash flow wise, but they do have REASONABLE cash flow, are dependable homes that people WANT to live in and they are appreciating.
