Basically all of the items on the top list are things of these items are things I would expect any airbnb to have with the exception of the cereal, toiletries and coffee. 

I would love to grab a cup of coffee with you sometime, and just chat about real estate.

Have things lined up for much of the time already, but figured I'd see if any other investors/agents/GCs/wholesalers/etc are interested in a quick coffee meeting while I'm out there. 

By night (and afternoons and weekends and lunches and dinners and lost sleep), my investment partners and I also managed to successfully BRRRR 7 homes with exactly $0 out of pocket - if you don't count gas and LOTS of coffee.

My question to you all is, am I shopping at the wrong place?

Where are you trying to set up shop ?

My crystal ball is in the shop so I can only guess.Oildale is pretty rough but with the opportunity zone deal and Amazon moving in, it may turn around some.Otherwise, on the outskirts to the north or south, both areas will likely do well and the city grows. 

Move them into the living room, buy them a coffee gift card for the trouble, and git 'er done!
