Lucky for us our drives are beautiful and not stressful at all, since we have no traffic, its like a joy ride - I listen to a LOT of podcasts and CSPAN!

I wouldn’t categorize it as seasonal as the desert and surrounding areas around PS get year round traffic, though I would agree some months are better than others.

I remember there being a lot of foot traffic, but don't remember it ever being under contract.
