This was a loose agreement with the previous owner, as the lease simply stated that his rent owed was a lower amount and did not specify any details of their arrangement.

In most cases I would not recommend buyers buy from you without title insurance since they could loose any thing they pay you more than what you paid.You do have to pay property taxes.....welcome to tax deeds in Texas.

Agree with what's on this feed already but here are a couple other things:1) Listen to agent coaching podcasts (just google or search in podcasts and your bound to find several free options) to start learning about basics, scripts, lead generation, nurturing clients, and marketing.2) You have to start sharing your goals with people in your area.

In the lease it states they accept the property “as-is”, but so far in the first 10 days they’ve made complaints about:-Hot Water taking too long to get to bathroom faucet -Small rips and holes in window screens-Torn crawl space vent (they said they were sure a cat was living under the house which was determined to not be true”-lumber scraps behind the shed -fireplace tiles that were loose-outlet cover missing -water pressure low from the showerhead-heater not working correctlyNow there is another complaint about the shower bath faucet having a small leak and they want the whole thing replaced.

I'd think they're either going to try get out of loosing money on their deposit because I don't have proof of damage (which I have pictures from before they moved in and a move in inspection sheet), or they're doing illegal activities and don't want pictures.I hope neither of these are the case for you!

I dont believe you can discriminate on what job someone has. not to mention no job is secure. you can be high ranking manager and get canned. if she meets your requirements take her is what i say. the other way to look at it is if she is making 4x the amount of rent and rent is 2300 she isnt a small time influence if she for some reason looses her fire im sure she will have no trouble finding work in marketing after.
