Either one is a good choice although my personal choice would be anywhere in Texas; not limited to just Houston.

It's all about which your accountant feels is more beneficial. 

Augustine have less restrictions so it makes for a good choice.

Is it beneficial to be listening to the older podcasts?

I don't know how much of each they will give me yet but it will be very beneficial as my cash reserves are extremely low because of a disaster flip I am currently going through. 

So my main question would be if you had a choice assuming the price per unit was the same, would you buy a 4 Plex or 4 single family homes?

HELOCs may be more beneficial if you plan on repaying the loan within a few years.On the other hand, if you think it will take longer than a few years to repay, then it may prove more beneficial to do a cash-out refi at a lower interest rate, fixed, and spread out over a longer-term.Hope this helps,Alex Roter / Loan Advisor

You need to call several and get a good feel for them and have them willing to invest the time in your eventual partnership that can lead to a mutually beneficial relationship. 

When you are trying to incentivize action, you need to give choices or have consequences.
