Any good accounting software (like QuickBooks, etc.) should be able to separately account for each separate security deposit in the single escrow account.Also, I didn't see anything in the quoted statute that required you to deposit the security deposit into an interest bearing account.

You can create yourself an excel sheet or use software like rentecdirec.com or stessa.com (stessa is free) The IRS doesn't know how much you are receiving unless your tenant reports the payments to you for some reason or the IRS audits you.
