. $$$$ oil/gas and electric highest in country.The difference between the number of bedroom and adding one more is huge.

To this day, I look at the real estate listings and the daily price of oil in my town (also an oil based economy--over 90% of state budget).

@Nick Button I am a PM in the oil and gas industry and I do plan to flip more houses than this one.

The number of people working in the oil industry are also increasing, and then you all have all of the universities. 

Contemplating oil to gas conversion of four ancient oil boilers in a 4-plex where leases stipulate that new tenants receive their tanks 'full' must have auto-delivery contract and leave tank full upon lease expiration.

There are no better ways to obtain an owner occupied property and have them renovated to suit your taste for as little out of pocket as those two products.I'm certain you did a great job running an oil and gas crew to code and I bet it was on time and under budget or even done faster than expected and under budget, but that doesn't mean a lender is going to trust you to run a renovation crew.  

-As for repairs, new siding, roof, gutters, light landscaping, chimney repair + sleeve added, boards on deck / stained, re-sided shed, sheetrock, moldings + paint, interior doors, 1 kitchen, 1 1/2 bath, some hardwood floors added and stained, dressed up fireplace, water heater, oil tank removal.

Our local economy took a big hit in 2010 from the oil spill caused by the BP Oil company, and the big 5 state settlement was just announced this week.

I really can't speak intelligently enough about TX to share my long term outlook on it's job growth, continued population increase, and all that, but it is my understanding that the recent upswing in TX is NOT just OIL, like it used to be..
