What made you interested in investing in this type of deal?

We have had investors take advantage of this strategy and property type but simply split utilities in half between the tenants, and not have it be permitted.

Then stick to your guns and no new lease.

A standard residential lease, fine, but I wouldn't suggest it for almost any commercial lease, and definitely not for this type.
