I met a couple at a local REI meeting who was disappointed that their agent couldn't find the right kind of deals even though their agent was taking them to see a number of properties. 

The fact that most investors don’t ‘get it’ and will never bother to learn has kept the business extremely lucrative for the few of us that have figured it out :)

They just don't have the ability to move the needle at the park, nor will they care as much as you do as the owner, so you will be left disappointed with their lack of performance.With all that said, if your focus is to acquire value-add parks that require a lot of work, I would suggest YOU become the expert and take the role of offsite manager, overseeing the onsite manager.

I'm not extremely familiar with the Canton market @Matt Slease but I agree with @Austin Steed, I wouldn't buy this one even if it were in Columbus at that price.

There is an extreme shortage of available houses, so no one moves because they “found a better place.”

So many people come on this site and just throw out extremely generic and basic open ended questions without doing any research or homework of their own, or providing any specific details or metrics.

I've had to replace the water and drain lines on all my multi-family properties, for example.Also, separating the meters will be extremely expensive.

Supply is extremely low here relative to demand and finding a deal on the MLS by yourself is going to be virtually impossible.
