It appears that you grossly misinterpreted my recent post in that my intention as a PCA (Property Condition Assessment) specialist is not to recommend a level of maintenance considered beyond that deemed necessary to properly maintain a building system over its serviceable life and, in many cases, help extend its life cycle .

My fear is if we over extend ourselves by purchasing the final home...which is likely going to be much more expensive than the others we likely won't be able to get the mortgage we are looking for and/or future loans will even be more complicated given the fact our DTI will be as high as it is.I believe if we transfer ownership to an LLC this should help side step this situation but I'm not even certain of that.

If this is your plan, i'd make sure to extend the contract to give you adequate time to talk to your lender and instead of refinancing work with someone on the purchase. if you do it more than 4 units than you'll lose your residential lower downpayment. if you want PM me and i can take a look at it if it's local to columbus

I would hope on having it done and sold in 5 months unless I can find a lender that will extend out longer.
