Generally speaking, a person may bring an action for defamation when false statements are being published online, and they are suffering harm from those statements.

Also, there may not be an action going, either.

If you go at it alone or allow the seller's agent to also represent you (dual-agent) - then you have no representation in the process, which may not be the best course of action if you are truly "very new to investing" - as you state. 

I think it's possible to wholesale off the mls but I think it will just be more time consuming and the payout wont be as great. 

So I took action, just like the blogs and forums say. 

What you DON'T want is to be giving out free upgrades to other people's homes.You never actually want to have to litigate, because it's a waste of your time/money to have that actually be a plan of action upfront, but you want the threat of litigation to keep people behaving, and keep you from giving away free home upgrades.
