The more you have, the bigger that subgroup grows.

There is much more, but Bigger Pockets requires that you initiate by clicking on someone’s name then “connecting”. 

It's slow but it can build an amazing solid foundation that will lead to other even bigger investments.

It could be worth it to reach out to the 3 local hospitals directly and see if they know of any resources or agencies that help the nurses find housing in your area.

Hope this gives some idea, and there is plenty of resources online to looking including BRRRs and flipping. 

Sometimes in the bigger cities that have a decent amount of land trades/sales, if you talk to brokers, you'll get a sense of where they commonly trade at, i.e. 50k/door, 100k/door.
