Tropical REIA (2nd Wednesday evening of the month) and Coffee with Investors in Delray (2nd Saturday of the month) are my two favorite and I'm always at them.

And I would also HIGHLY recommend to shop between lenders. 

I shopped in my main market of DFW but also shopped locally in San Diego and in Reno.

I just hope the City of Richmond has moved beyond their past mistakes, like the time when they were trying to encourage more shopping downtown but at the same time doubling parking meter rates.
