We did a double close with his cash so I never put up a dime and walked away with $3200 after closing costs.

If I choose to move forward, I will bring up all of these questions to an attorney, but if the consensus is to walk away, I will save the money and move on.  

@Obaid M.Great post.Cutting to the chase, I think you should walk away from this deal.The first investment real estate deal you complete should have you running to the bank saying "I hope the seller doesn't change his mind."  

He passed away a few weeks ago and i walked over to speak with the family who is here this week cleaning the house out.

The ny housing courts have a do it yourself program that walks you right through it.

Referrals are likely the best source of listings as this has happened several times to me this year but obviously you have to walk before you can run.

The project is a green space/water reclamation area that may have a walking path and park.

The formula is just a starting point for you but if the numbers don't work for you walk away; run if they are completely unreasonable.  

The person that referred me to the agent said that she had to walk away from some money too and avoid losing more.
