I would also want to see prior completed projects, or some other type of confirmation of your skills/expertise. 

They basically want to ensure that not only the the property cash flow can support the loan but that your financial condition/investment skills can also support the loan Don't sweat the banks too much.  

Well, short of.......He steps forward offering to do the right thing and pay for it You use your superior powers of influence and convince him to pay for itYou use your negotiating skills to come to a mutually acceptable agreement.

Even more dangerous, it's also tempting to believe that wholesaling is easy and doesn't cost much (I believe it's an acquired skill, that takes lots of investment of time, effort, energy, and money).  

They keep you accountable and a good one will compliment you in terms of skills.  

The skills of wholesaling are similar to a realtor (comps,comps,comps)plus you have to know your rehab costs cold and have end buyers or  joint venture partners lined up  to get the deal done 

.- You need amazing negotiation skills, sharp rehab cost estimation knowledge, and hard work marketing for motivated sellers with equity to give you.Given I see few succeed at wholesaling the advice I give is:- learn creative financing strategies.  

So, that's money and skills few first time buyers have.Plus the tenants in foreclosure multi family neighborhoods tend to be slightly more challenging than tenants in wealthier areas, they may have worse credit for example.

However this job is more of a 'career' job, but a career i clearly do not want to pursue, BUT the pay could potentially be good dependant on my performance and the skills in sales and marketing could provide useful.
