I used to only buy what I would live in, but not anymore. 1% rule but better if you can force appreciation and get a reliable 2%.

@Christine MwaiI understand the importance of due diligence before hand, and there are online places where you can run title for $150 and I am not sure the reliability of those online title reports.....BUT that seems to be all you can do in term of homework.....What if title issues are discovered during the close process AFTER payment was already paid at the auction?

Hello all- I'd appreciate a referral to a reliable licensed Inspector for a 2-Flat (Duplex) I am working to purchase in the South Chicago area.  

I agree, RELIABLE contractors would be nice.

I prefer a SEC 8 tenant in certain neighborhoods where I want a strong rent, but it is hard to find an applicant with enough reliable, dependable, and verifiable income.

Contractors by themselves are not necessarily reliable as they may low ball the numbers in the hope of getting some work with you.

Very reliable to get the job done well and on time. 

Those two things are huge road blocks for me right now even though they should not be.You're definitely going to need a reliable real estate attorney and title agency - no avoiding this.
