I am a naturally  skeptical person so I wondered what all the fuss was about. 

My practice is mostly in the area of RE (State Board of Legal Specialization is the only authority that can permit a lawyer to say they "specialize" in an area of law, which requires fees, exams, and a "pretty pretty please".)Attorney fees are based on several factors that have been thoroughly litigated:(1) the time and labor required, the novelty and difficulty of the questions involved, and the skill required to perform the legal service properly; (2) the likelihood that the acceptance of the particular employment will preclude other employment by the lawyer; (3) the fee customarily charged in the locality for similar legal services; (4) the amount involved and the results obtained; (5) the time limitations imposed by the client or by the circumstances; (6) the nature and length of the professional relationship with the client; (7) the experience, reputation, and ability of the lawyer or lawyers performing the services; and (8) whether the fee is fixed or contingent on results obtained or uncertainty of collection before the legal services have been rendered.Like other professionals that are free to set a market rate, we gauge the highest wage that the market will bear. 

We would have loved to buy his duplex but for a number of reasons didn't think we could (I thought it would have been out of our price range) but we mostly didn't want to tell the owner that we were looking to move as we were paying well below market for the place and didn't want to rock the boat.

Maricopa county requires any area of a lot that is driven on or used as parking to have a minimum of 1/4 plus rock spread on the surface to minimize dust.  

I have received multiple complaints of this nature about the top tenants for the past couple years and because I rent in a student area, it is starting to deter people from renting my units. 

The Real Estate cycle, lags significantly behind the wider economic market normally as in when there is not a war or a natural disaster.

It has become popular as a retreat from urban life and for its proximity to jobs, Toledo Express Airport, nature preserves, and the Turnpike.

If it weren't for these TOMs, our market would be rocking a rolling. 

I would guess HVAC is similar since carbon monoxide and natural gas are involved. 

Lower unit: new floors, texture and paint walls, new light and plumbing fixtures, new doorsUpper unit: making a larger kitchen with an open concept living dining and kitchen, new floors, rock, tape and paint throughout, new trim and doors, new cabinets and new bathroom New windows and siding, 12x12 decorative concrete patio for each unit, new concrete floor in garage, new driveway, removing elec baseboard heat and putting naturally gas forced air in both units.
