He gravitated to choosing low life tenants (PM didn't care) & kept the property in very poor condition so the place definitely didn't appeal to a better class of tenant. 

I always have a set of tools that allow me to take care of 90% of small projects and can haul extra tools to take care of bigger projects.

I don't know the particulars of their rules, but I recommend you look at them very carefully and ensure you can comply before you go any further with your plan.  

What you care about is if they can afford the house (we usually look to see their monthly income exceeds 3x what the monthly price is) & if they have a down payment.We use @Paul Ritter and do a full tenant screening for all of our buyers prior to accepting them.Hope that helps,Chris Pre

He now will not sign an extension, even though I agree to give him time to get the student loans taking care of .

There are services that charge a hefty fee for this, but can often be well worth it if the tenant stays and takes care of the place.Best of luck!

Not having a bank account is not a protected class in CA.I do not care if the trip to the bank once a month is several thousand or several hundred thousand dollars. 

Make sure you outline house rules and screen your potential tenants carefully!
