In the meantime, contact your landlord to find out what the timeline is and whether they can lay and tack down a temporary plywood over the hole. 

Have you explored other temporary employment opportunities?

I am asking because I bought a 6 unit last year in Newark Nj which was fully occupied the cash flow was  great when I bought it , but I did not realize 5 of the 6 tenants were on TRA ( temporary Rental Assistance) so even if they each had 6 more months on their  1 year lease their TRA was all expiring the following month after I closed.

It has a temporary kitchen.I personally agree with my MIL that it's better to just sell it because it's already been so much trouble getting the inheritance settled and it seems it's going to be a pain to deal with from a distance.Does anyone have any experience with foreign properties or any resources to analyze foreign markets?

Now, my insurance is covering the costs to fix up the unit but apparently there is some law in San Francisco for temporary evictions due to construction that I have to pay my tenant $400 a day while I am fixing up the place!

The house had several floor joists and trusses in the attic that were cut through in order to run venting and pipes that needed to be shored up, some rotted subflooring that was discovered in the bathroom, some drywall needed to be replaced, the whole house was repainted, added a water softener due to the hard water from the well leading to discoloration of the tub, and upgraded the fixtures to make it look nicer.
