@Brad Baker people overpay for properties all the time because not everyone is an investor or cares. its a different ball game for each buyer and this price increase can especially happen when emotion is invovled. no biggie, plus im sure they are going to get an appraisal so maybe thatll save them or maybe it will appraise.

I believe we're in a downturn that will last about five years followed by another rise.I would SELL SELL SELL ANYTHING AND EVERYTHING that you can't hold 10 years,i.e. primary home, rentals that are in the red, equities in the red, assets, etc.You should be able to buy everything back later for less, if it's emotional!

If I were in your shoes and getting a home that I was unattached to emotionally I would look closer to the city than the suburbs and maybe closer to Oak Ridge.
