I would also suggest Rich Dad, Poor Dad if you haven't already, read it.

I have been reading as many Robert Kiyosaki books as I have been able to make time for and feel I have a decent grasp of RE investing, yet I feel apprehensive and somewhat lost surprisingly with how to get started.I recently declined a subscription to join the Rich Dad Coaching sessions due to funds (way too expensive) and have decided to stick with other means of learning the business by way of conversations with people that have had success in RE investing.  

Based on it being occupied, financing is likely out in the traditional sense.

From that it goes to fantastic and you can get rich following my program.

This is not the same as a traditional rental property.

I have read lots of books, including Rich Dad and others and I also have bought and attended several real estate investor/ training seminars.

For those in a similar situation as me without much experience I highly recommend reading "Rich Dad Poor Dad," it's recommended by all of the pros and I can finally see why.

I have taken the three day seminar for Rich Dad but didn't opt to proceed with the advance RE course.
