I think a seasoned investor will do the best as they have been through the process and get to see things from a lot of angles.

Pretty sure I could pull that off with what I already know and see the win/win/win in it.I just got off the phone with a pretty motivated seller that owes about what the house is worth (retail) and cant afford the repairs needed or payments on a vacant house.

I tend to believe that almost everyone in Denver who sponsors a club/association/meeting is doing it both because he/she has something that they are proud to offer, and because they see the value of networking.

I'm at the head of it, so I see the drain tiles feeding it, but I guarantee everyone downstream thinks it's some babbling natural brook.

I see the 90 day rule in two lights, one, the market has changed and they can't restrict title forever, so 90 days allows markets to change and their agreed sale price may no longer be valid.

While I don't see the market crashing like that again, it can't keep going up at this pace.

Without a billionaire owner vested in the City, I don't see the decision being reversed to serve the greater good (of the City vs. the city.)I'm thinking the way you are that the local area will get worse before it gets better.
