I actually did a round of oil and then switched to latex, have not gone back and forth yet...actually decided to never run oil again because of the need to use solvent instead of water to clean it out.

I can suggest roof and mechanical inspections since these are the two big ticket items.I would love to get suggestions from folks that have done larger deals in the past.What else should i be requesting from the seller other than leases and financials for the properties.Looking for guidance on how to do due diligence on a large portfolio.Ashish

I love you said about the hardwood floors..I see landlords and pm all the time trying to get away with carpets, and you are 100% right it's a total waste especially if you have hardwood underneath, the maintenance is crazy on carpet, by turnover you  need to either clean and most of the times replace, besides that it ebsorbes smells etc.
