Can I use one of the units for a year as a commuter residence (live there 4 days a week) and quality?

Not all cash flow is created equal ... the $2200/month SFR will tend to be one higher quality tenant, the $3000/month triplex will tend to be 3 lower quality tenants.

You can often find very cheap and good quality MHs if you know how and where to look.

Any suggestions/recommendations for reliable and quality contractors and title companies is greatly appreciated.

This can also mean a lower quality tenant depending on how low the rent ends up being.

I'm looking to meet people in the area that are in this business network with and who are open to bounce ideas off of.Additionally I'm looking for methods and guidance from others on how I can locate "quality" rental properties without paying retail rates.  

DIrect mail is very much a numbers game, however, if you have a high quality, targeted list then 750 should be fine.
