There was water damage from a pipe burst and some of the drywall and flooring has been removed by what the seller is calling a "professional company paid for by the insurance company".  

So talking in generalities where every area is different doesn't make much sense.There is an association of attorney property tax professionals.

The problem with Ogden is that there are a lot of "professional tenants" who know how to milk landlords. 

Hopefully a tax professional can offer some perspective on this one.  

I think not only should you partner with a professional to learn their side of the business, but it would be worth it to find an investor you trust to partner with on your first deal.

Experienced investors and brokers love talking to ambitious young real estate professionals.

Others do not. general rule of thumb is that if you don't live there you need a licensed professional at least in my state.
