If you were my son, I'd say keep the rentals you have, start a Roth and buy good, quality companies and once you graduate, then look to buy a rental home depending on where you get stationed at. 

My town has 2200 people and has 4 restaurants, a little store, two gas stations, some shops, 2 golf courses, a summer theater that has movies and sometimes live entertainment and plenty of backroads where you can buy 5-10 acre parcels you’d rarely see other people and could build a cabin and have solar.

Like I said, most are great, but some will be some of the most inconsiderate you could find.I say this as a former E-3, E-4, and E-5 that had a hard time renting at some of my ealry duty stations.

There are 3-4 military bases in the area so lots of military vacation there after they are stationed elsewhere. 

If someone is foolish enough to give you a warranty deed is this station take it.
