@Mary Pastoral- thanks ....I think you will need to use option 1 as the other options dont appear to be viable to raise the capital needed ....consider a conventional loan for the new purchase as the down payment can be as low as 15% of purchase price ....good luck 

I read on another thread that LLLP might be good.

This is my first investment property, I plugged everything into my deal analysis calculator and it seems to be like a good deal but I want to ensure I don't have any surprises. 

Hubspot is good because the basic functions are free.

@Becky SwensonThe short answer is yes.long answer is the lease or leases can be a little tricky post closing so it’s good idea to be transparent about your strategy with whoever you end up working with, and as soon as you can before closing take a good read of the documents.

You seem like you have good intentions, but are beyond lost right now and it's not analysis paralysis, you have shiny object syndrome.
