Start with the demographics and stats of a given market,  Despite how many penpals and soulmates may be in a given market, if I don't like the growth rate, unemployment situation, recent appreciation run-up, or excess housing inventory i'm not investing.

Edward think of it this way.If they are this hard to extract any information from in the early stages then that sets the tone for the whole transaction.When looking at larger commercial deals for clients we look at the property but also the professionalism of the sellers and the listing broker if any.
