Some things I would add to contract are-condition of me remaining owner-conditions of us keeping an owner/manager relationship with the rest of units- contract at market rent with credit of among we agree upon (maybe 8k) I agree,  if it gets more complicated than this,  I wouldn't do it. 

I would be also looking into reinvesting the earned cash flow therefore continuing to make business if I have a positive relationship with them.

I would recommend having a RE attorney do your closing, and they will use whatever title company they have a relationship with.  

I trust him and believe this to be a good thing but our mentoring relationship is quite new.

I've spoken to a few sellers with enough equity to develop a relationship but some of these FSBOs are smart.

Plan is to reach out to brokers and PM firms in those areas to establish relationships that could lead to off-market properties.
