I did get two decent leads, and maybe a third but if it'll be at the expense of a complaint or worse, then I would have to surmise that it is best to not use this avenue.Funny thing is, in the voicemail, I clearly say something to the effect of, "but if you don't have any plans on selling then by all means just disregard this."

Think of it this way:If stabilized operations presume 5% physical vacancy, then if you could squeeze 2x the income from 5% of the units in the community, you could effectively "erase" the entire 5% vacancy.This is the second unit we furnished at Canyon 35.

Of course, if you did refi, then yes it could take effect immediately - but you're paying hefty refi costs which make it a moot point to do that.

So you have to deduct it from their rent and then threaten to evict them, which I also don't like decause when you start using that hammer a lot it looses its effectiveness too..
