Preferably you want to use an agent where they are paid by the tenant, but more than likely you would have to pay one if you choose to use one.If you do not use one, just be very mindful of fair housing laws which are a huge issue in your market.

As someone said before..McDonalds, Walmart, waitressing or bussing tables, retail...there are so many job options available...choose one....put some money aside to pay down debts and open the secure credit card and go from there.

This becomes more difficult to find if you have a lot of money to invest, but if you're starting out, you can pick and choose a little more and get the deal you want.Good Luck,Chris

I know SDIRA (or checkbook) and solo-401k are both popular, but if I qualify for solo-401k, is there a reason not to choose that over the SDIRA?

Choose a lender that closes on time, so that you don't waste money on an appraisal you can't use.

As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

This give the independent agent a huge variety of companies to choose from, finding the best fit for your needs. 

I personally have been running cost plus recently because commodity prices are all over the map and I feel it better aligns my interests with the clients interests (my fee is fixed, so if you choose expensive tile or cheap tile it does not matter to me) 2.
