We're thinking of holding our current house as a rental and buying a temporary multi-family in which we can live and renovate, with the intention of eventually renovating or rebuilding this original house and returning to it, keeping the 'new' multi-family property as a rental.

If he came to you asking for some time to pay rent, I'd say maybe work with a long-term tenant who has mostly paid on time and is having a temporary issue.
