My wife is an amazing decorator and we are toying with the idea of leaving all furniture/ammenities in the house and renting to mid-term renters (people relocating needing a place while they get settled, healthcare providers doing residencies etc..)...I'd really appreciate any feedback from anyone who has experience with this..ideas on advertising, pricing rents, contracts etc....thanks in advanceBrian

The work required is very little.This is y first BRRRR, as my other units were previous primary residences.

As a resident of New York for many years I will, with enormous difficulty and restraint, refrain from making any comments about the Highway State here.Now to some more of the helpful part:I am reasonably certain the landlord's post-contract stipulation is, as you are certain, illegal.

Also consider, if you have the interest/knack, etc - look into possibly house hacking and/or buying a multi family residence and renting out part of it!

I feel like a lot of the buyers are not looking to buy as primary residence home but as vacation home or rental investment.... meaning vacant home  can have squatters and home are not managed close-by and must use managment company that you can trust but could be un-reliable or reliable. 

Here is my current situation...I have approx $100k in equity in my primary residence.
