It's not unreasonable to ask you to verify your identity.

Best scenario here would be a bank statement loan or no income verification loan if you had to refinance, but cannot show income!

Where I worked, each "assistive" animal was required to have an "assistive animal verification request" form filled out by the applicant's healthcare provider.

I dont believe that is how it works. take 2 identical houses in a neighborhood. #1 is used as a long term rental, #2 is a short term rental. now, the money they generate is different, the STR will generate more money (while also having more costs), but their value would both be the same. in fact, a case could be made that house #1 is more valuable, as it has less wear and tear than house #2. 

Fair to take the large appreciation; however, the identical unit next door brought in ~40% more annual revenue and could have an exponential return over the long-term.
