Back in my commercial construction days, EPDM roofs were very popular due to their ease of installation, long service life, versatility and relatively inexpensive costs.  

I know the popular opinion would be to just sit on it and collect cash  but we wanted to get our hands dirty and rehab the property from a C level property to >= B+.  

I think flat fee listings are going to  become allot more popular as time goes on, back in the day buyers didnt have direct access to the MLS and auto searches, etc. it was the realtor who had to find the house based on what the buyer wanted and go through a more traditional slower process instead of now where allot of times its the buyer that searches through the hundreds of listings till they find the house thats just right for them, it was allot more work for realtors back then. with flat fee your getting two things: saving on the seller's agent commission, so your paying only 2-3% instead of 5 or 6%.

When it comes to CRM's though it is pretty popular and straight forward.

Good conversation going here with a lot of good points, but I am going to be contrary to what seems to be the 'popular opinion' :)I do have a buy-n-hold in a SDIRA, that is in a three-way LLC with my brother and father, and we intend to add more to our portfolio..... yes, this would normally be a no-no, but we were VERY careful about setting it up with professional advice.

don't ever give up. no one ever got anywhere by giving up. mistakes are still the most popular way to learn. you learned from this, so you are still on the right track. i have made many mistakes along the way and learned what to do next and what not to do just by making that mistake. fear of making a mistake is the biggest stop people make. here's something for you to think about. would you make the same mistake again?
