Newish member here (have made a couple posts).I am originally from the SF Bay Area but am currently living in East Grand Forks, MN (husband is an AF pilot so we're stationed here for a few years).We own one rental property in Suisun City, CA (near Travis AFB), and manage from afar (the renters are actually old roommates who stayed on and are unicorn renters!).

Good luck on your journey - the best advice I can offer is stay involved and up to date with the ever changing landscape no matter what business you are in, I might add, whether it is operating rentals or a gas station around the corner :)

We dumped a property there last year just behind the ambulance station, it took a minute to sell and as you say the appreciation is minimal, it's a cap rate town.
