Due Diligence Tip: Ask how the investor would like to be titled (company, LLC, personal, trust, etc.) as under buyer name and cross reference via Google and local tax records to buyer.

Write on it for the clerk to cross-reference to the property address and pay for a rush-recording (some counties will otherwise just record an affidavit under your name, which wouldn't do any good).
