This is a renovation loan where you package all of the rehab expenses into the loan and all the repairs and rehab items are completed by a contractor of your choosing after closing. 

Seeing as the owner chooses which offer to take, and not the agent/broker, there should be no sway and the best deal for the owner should be accepted.

Is there a certain amount of income i should be at before choosing a structure?

It is just some investors choose to speculate on making more than $300 a month with one property and both could be the same amount of work btw. 

We have put approximately 50k into it including new kitchen, new bath, new windows, new paint, new lighting, plumbing work, new deck, moved driveway to side street.

The cabinets that we sell for house flips are typically white or gray painted shaker doors.

There is some repair costs needed to touch up the place like carpet and fresh paints, will this be something that we will need to do prior to having the tenant/buyer accepting into the property?

But it's hard to just paint the situation with a wide brush.
