Hi BP, Are there any brokers, or know of any brokers for recommendations to purchase a 75-100 unit in Columbus, OH, Jacksonville,  FL or Houston, TX? 

I don't know what your brokers underwriting guidelines were that did not allow the financing, but I would assume it was around the mobile home. 

Very glad this one worked out for you.You numbers also help me verify something I have been tossing around in my head, you being a broker/agent certainly sweetened this deal up for you - if you would have had to give up 3% on the acquisition and sale side, the margins would have been much tighter, and perhaps you may not have even pursued?  

I always call the broker, just to establish the relationship and let them know my buying criteria and stay in contact.

As a long time Florida Mortgage Broker, I've worked with thousands of realtors over the past 20yrs. and given that most of my loans are in PBC, Broward and Miami-Dade, I have some very good realtor partners who I could connect you with.

Having great relationships with agents/brokers in these markets in very valuable.

Only problem is I am unsure of the legal parameters here as I am not technically working for an investor and I am not technically an agent or broker.

@Noah Weitzman As far as I understand it, if you have an active license and are not a broker, it must be hung under a sponsoring broker.

I'm finding few truly independent RE agents/brokers in the Milw. area.
