I usually find this scenario to be representative of flipping clients looking to use the activity to shore up capital over the first few years of activity.

Now we are working on shoring up our balance sheet some to set up a new round of growth in the future.Higher return properties certainly are more volatile and require more work.

I sit at my company job knowing that soon our entire division will be laid off to off shoring, I am waiting for the title company to contact me about closing on our first rental.

The closest to you is probably Mike Hurney's meet-up on the North Shore but there is also the Chelmsford REIA, Black Diamond (my favorite) and the Boston group.  

Just in the last month, I've had:A slab leak at one property.A rat chew through a PEX line at another property, flooding the house.A crumbled pipe shutting down drainage at another property, requiring a partial repipe.A bad foundation shift at another property that's going to require shoring up.And finally, my tenant at my only out of town rental called to let me know her neighbors were shooting off guns for New Year's, and she has bullet holes in her wall and roof.

The temporary/visitor parking they park temporarily in is used by  others and no one has got stuck there in 4 years.  

That is not bad for appreciation, especially combined with the still low price tags compared to many of the costal markets.According to 2016 GMAR data Milwaukee County is up 11% (driven by hot markets along the North Shore area like Shorewood, Glendale, Brown Deer etc who made up for the lower performing areas) the markets in Ozaukee County show even stronger appreciation with +13% ( driven by Mequon, Thiensville, Grafton, Cedarburg etc).

My question is has anyone on here worked, invested or dealt with properties on the Jersey Shore?
