A lot of times, the current property management isn't aware of a potential sale taking place (especially deals that aren't being toured), so you need to be aware of that and respect the current employees.

Manhattan is an island and the high end is often going to foreign buyers - NY is a lot cheaper than most european financial centers  and on FX alone a euro investor has made almost 30% in the past 2 years.

Naturally, I find I much prefer the design and planning to all of the manual labor.Here is a B&A of the kitchen in my most recent flip:I sing, play piano and write guitar in a signed, touring indie band, and I'm aware that 99% of my real estate peers are not at all impressed by my career in music, which does not generate any substantial income and causes me to live in a van for half of the year with 5 other guys.

@Greg Bishop - I have not personally flipped a property in Manayunk, however, have toured several potential single family and multi-family properties as a real estate agent in Manayunk and East Falls.

@Alex Franks end of sept is prime time in Napa... its the crush.. and depending on when you go the PGA tour stops at Silverado were I used to hang my hat... you will love it.

In fact, I've given them a tour of these buildings.  

I'd recommend coming down for a weekend and taking a tour with an agent.

Bring a great deal to the table in a proffessional manner and tour ofds of clising the deal are great.

We did our usual I flew down we met we toured ( our GC toured all our projects with him) Our GC was instrumental in making this happen as well. the bank wants to know you have solid team in place.
