Instead you will cash flow right out of the gate and appreciation is faster in those states with TLC properties or adding things like an ADU, or Carriage home on a bigger lot.Most of my investors that live in CA purchase in those states listed above and in most cases its easy to introduce them to local Seasoned realtors Contractors, Handy Men/Women that can help them save money and feel secure about the distance from home to REI.

It is right on the fringe of being legal/illegal, and lawmakers have been talking about how to regulate it for years because it can be a dangerous process that leaves end Buyers feeling like they weren't represented.....especially when they see the closing statement and find out how much the wholesaler made just by getting to the Seller first.

We have no control of the condition of your property, if the value will appraise at where you feel it will appraise at, selecting specific appraisers, making sure the title to your property is free of any liens/judgements, what the title company will charge you, how much the AMC will charge you for an appraisal, what your property taxes will be, how much your insurance will cost you, and the list goes on..

I suppose you could say I was complaining that the barrier to entry feels higher than it should be, but your reponse didn't necessarily touch on that.As for the cashflow points you made, sure I could just not care about cashflow in lieu of the equity and appreciation over the years, but the idea that an HVAC replacement negating any cashflow made is kinda my point about the conditions of the market.
